Right to rent fines surge past £4.2 million

UK landlords and letting agents are facing record financial penalties, with over £4.2 million in Right to Rent fines issued since late 2024 — a sevenfold increase on the previous period which was just £596,400.

The latest Home Office figures expose a dramatic rise in enforcement under the new UK Government, signalling a tougher stance on tenant verification failures. The number of civil penalties has also surged, jumping from 235 to 375 cases within the same timeframe.

Right to Rent compliance is no longer optional, it’s essential.

Introduced to stop individuals without legal immigration status from renting privately, the scheme requires landlords and letting agents to verify every tenant’s eligibility before a tenancy begins. Failure to do so now carries serious financial consequences, with potential for criminal sanctions in severe breaches.

“Enforcement isn’t just tightening — it’s accelerating,” says our CEO, Tim Barnett.“These figures show that the price of getting it wrong has never been higher. Too many landlords still rely on outdated manual checks, leaving themselves exposed to costly mistakes.”

Barnett urges the sector to treat compliance as a core business risk, not an administrative chore. “The direction of travel is clear,” he added. “Enforcement is becoming more data-driven, more consistent, and far more expensive for those who fail to keep up. The smart move is to embrace secure, digital verification — it’s faster, more reliable, and far less risky.”

With fines soaring and scrutiny intensifying, landlords and letting agents who fail to modernise their processes are putting their businesses — and bank accounts — squarely in the firing line.
